Cows in the kitchen

I’m selling my flat. It’s all but done and dusted, which means my post right now is an endless stream of questions and demands from either my or the buyer’s solicitors. Today, then, I’m filling out a tick form about the rights and overriding interests that have a bearing on the property.
So, in my first floor flat, is it really likely that anyone is going to be able to exercise the necessary rights to graze sheep or pasture cows? To mine for minerals or extract soil? To dig for coal? To assert their rights of way on a public footpath? To fish? To hunt and shoot wildlife? To fell timber?
No. But still they need it in writing.
